Creating education spaces that support long-term institutional success

The strongest education estates do more than support day-to-day operations. They create inspiring places to learn, teach, research and work, while helping institutions make better use of existing buildings, resources and investment.

Decisions about where and how to invest can have a significant impact on learning outcomes, estate performance and the long-term value of existing assets.

We work with schools, colleges, universities and research institutions to improve, adapt and maintain spaces that support long-term estate performance.

The changing role of education estates

The estate is part of the educational experience. The quality, comfort and adaptability of learning, research and workplace environments can influence concentration, wellbeing, inclusion, collaboration, recruitment and institutional reputation. It can also affect operating costs, maintenance demands and the ability to respond to changing teaching methods, technology and patterns of use.

Spaces That Support Learning, Research and Discovery

An excellent education estate does more than accommodate teaching. It creates inspiring, welcoming and inclusive places for collaboration, focused study, specialist learning, research, social interaction and staff development. Flexible spaces can adapt as pedagogy, technology and institutional needs change, while thoughtful accessibility, acoustics, lighting, temperature and air quality support comfort, concentration and wellbeing.

Typical spaces include:

  • Classrooms and teaching spaces
  • Lecture theatres and seminar rooms
  • Teaching and research laboratories
  • Libraries and learning resource centres
  • Academic offices and staff workspaces
  • Student collaboration and breakout areas
  • Social, dining and wellbeing spaces
  • Reception and visitor spaces

From individual classroom refurbishments to wider estate improvement programmes, we create spaces designed around the needs of students, staff, researchers and visitors.

Well-planned spaces can also work harder beyond the core timetable. Flexible halls, teaching rooms, sports, dining, residential and event facilities may support community use, holiday clubs, short courses, conferences or venue hire. Where this forms part of the institution’s strategy, we can help explore how layout, access, safeguarding, servicing and operational separation could enable wider use without compromising day-to-day education.

Working within live environments

For schools, colleges, universities and research institutions, estate improvements often need to be delivered alongside academic calendars, examination periods, student accommodation, research programmes and day-to-day campus operations.

Every institution operates differently. Understanding how buildings are used, when spaces are needed and where disruption can be tolerated plays an important role in shaping the delivery approach.

We have extensive experience delivering education fit out, refurbishment and estate improvement projects within occupied campuses and operational buildings. Through phased delivery, clear communication and careful coordination, we help institutions deliver long-term improvements while maintaining continuity for students, staff and researchers.

Making the most of existing assets

For many education organisations, the priority is not expanding the estate but making better use of the buildings they already have.

For many institutions, the greatest opportunity lies within the estate they already have. Thoughtful refurbishment and reconfiguration can bring underused space back into productive use, improve accessibility and comfort, support new teaching methods and technology, and extend the useful life of buildings. It can also allow investment to be phased around funding, academic calendars and operational priorities.

Our Refurbishment service

Balancing heritage and modernisation

Historic education buildings can be central to institutional identity, yet many were not designed for current expectations of accessibility, comfort, technology or energy performance. Sensitive modernisation starts by understanding the significance and condition of the building, then identifying proportionate ways to improve its use and performance. The aim is not to erase character, but to help valued buildings remain useful, efficient and resilient for the future.

Our Enhanced Spaces offer

Sustainability and future readiness

Improving an existing building can often avoid the cost, disruption and embodied carbon associated with unnecessary replacement, while extending the life of a valuable asset.

Our approach considers how the building fabric, services, controls, materials and patterns of use work together. The objective is practical: healthier and more comfortable spaces, lower avoidable energy use, simpler estate operation and better whole-life value.

A fabric-first approach considers insulation, airtightness, glazing and unwanted heat loss before adding or replacing building systems. Where appropriate, improving the fabric can reduce heating demand, improve comfort and help new heating systems operate more effectively. Heating should then be designed and controlled around how different spaces are occupied, rather than treating the whole estate in the same way.

Sector Insight

Education organisations are increasingly expected to do more with existing estates, balancing rising operational costs, changing learning requirements and growing expectations around sustainability, wellbeing and accessibility.

As a result, many schools, colleges and universities are focusing on improving the performance of existing facilities, adapting spaces to support new technologies and creating estates that remain flexible enough to meet future educational needs.
