Aligning Property Decisions With Business Strategy

Property portfolios and workplace assets represent a significant business investment. Yet many organisations are operating from estates that have evolved over time, often creating inefficiencies, duplicated costs and missed opportunities.

Asset and estate planning helps occupiers, landlords and property owners understand whether their workplaces, property portfolios and assets remain aligned with operational requirements, investment objectives and future plans. We help clients assess current performance, identify opportunities for improvement and create clear investment roadmaps.

Our Asset & Estate
Planning Process

Every organisation has unique property requirements, but our approach follows five key stages that help stakeholders make informed decisions with confidence.

We begin by understanding your organisation, property portfolio and long-term business objectives. This includes reviewing operational requirements, workforce demands, future growth plans and any challenges affecting the performance of existing assets and workplaces.

Terrington House Building and Office Retrofit - COEL

We evaluate how existing assets, workplaces and property holdings are performing.

This may include reviewing occupancy, utilisation, running costs, asset condition, operational efficiency and future suitability.

We identify opportunities to improve asset performance, optimise utilisation and prioritise future investment.

This may include consolidation opportunities, refurbishment potential, lease events, asset rationalisation and future accommodation requirements.

Improving Asset Performance and Long-Term Value

Underperforming assets can lead to unnecessary costs, reduced occupier appeal and missed investment opportunities.

We help clients understand where existing buildings are falling short, what improvements will deliver the greatest return, and how to prioritise investment to maximise performance, value and longevity.

Planning For Growth, Change And Lease Events

Property decisions are often influenced by periods of change; whether that’s growth, consolidation, relocation, lease expiries or evolving operational requirements.

By assessing future workplace needs alongside property commitments, we help clients determine when to expand, consolidate, relocate or reinvest, creating a clear roadmap for future decision-making.

Creating A More Efficient Property Portfolio

Managing multiple workplaces, lease commitments or property assets can create significant cost and operational complexity.

We help clients assess how their estate is performing, identify opportunities to consolidate, repurpose or reposition assets, and ensure property decisions align with long-term business and investment objectives. The result is a more efficient portfolio that is easier to manage, more cost-effective to operate and better aligned with future requirements.

Project in Focus:
Terrington House, Cambridge

As sustainability requirements continue to evolve, Gonville & Caius College needed to improve the performance, efficiency and long-term viability of Terrington House while maintaining its appeal to occupiers. Working alongside Bidwells, we delivered a structured refurbishment programme that improved the building’s EPC rating from D to B and enhanced the long-term value of the asset.

By combining energy efficiency improvements, mechanical and electrical upgrades, and the creation of a refurbished CAT A workspace, the project helped futureproof the building for changing sustainability regulations while improving its appeal to prospective occupiers and supporting long-term investment objectives.
