Trinity College

Trinity College, Cambridge, is one of the largest landowners in the UK making it the richest university college in the UK in terms of land holdings. Appointed by Bidwells, on behalf of Trinity, we were tasked with transforming two of their offices on Cambridge Science Park into ready to move in laboratories, with office space and break out areas ready for innovation.

The heart of life sciences in Cambridge

Working in Cambridge Science Park is as familiar as it can get for our team, yet every project is a privilege. Working with Bidwells, our team transformed two vacant office spaces into containment level two labs (CL2) with a small office / write-up space ready. We took care of the space so the tenants could have the space they needed to make scientific breakthroughs.

Decarbonising for a better future

A big part of the project was cutting down on carbon emissions. Bidwells and Trinity College wanted to ditch the gas boilers and LTHW radiators, swapping them out for electric heaters instead. This upgrade not only fits their commitment to greener buildings but also boosted the EPC rating of the space.

What every lab needs

One common challenge when converting any space into labs is ventilation. In this project, it was trickier than usual since the units were on the top floor, meaning the ventilation plant had to go into the roof void. To meet the required thermal values, new insulation was installed in the roof void. The toilet renovations were carried out in phases due to the structural work needed to accommodate new handling units. Measures were also put in place to ensure that occupants on the ground and first floors experienced minimal disruption during the project.

Space ready for innovation and discoveries

We transformed these office spaces into containment level 2 laboratories with small write-up spaces, ready for tenants to move in knowing the space was designed and built with their needs in mind. To ensure the space packed a punch, our team maximised the space available while creating a safe, functional, and compliant workspace for handling moderate-risk biological materials. From durable materials to sufficient storage and wash-up stations, the space is primed for breakthroughs.

Navigating existing occupants

Conducting major building works in an occupied, multi-tenant building is never easy so our project team had to consistently manage any potential risks. This included planning around access restrictions, controlling noise and managing building services to reduce any impact on neighbouring businesses.
