BUILD SERVICE
At COEL, our team will work with you from the initial stages of your fit out project all the way through to handover.
Whether it’s shell and core or modifying your office and lab layout, we’ll act as your principal contractor and manage everything from mechanical and electrical, drylining and flooring, to decorating, finishes and furniture.

Survey
We will arrange for a dedicated pre-construction manager and estimator to attend your workplace to do an initial site survey. We’ll measure up and confirm the scope whilst assessing any challenges of the space.

Design
You’ll work with a lead designer to plan your workspace in line with RIBA stages. We will consider sustainability, compliance or mechanical and electrical requirements, as well as engaging with lab design consultants for special projects.

Cost
We price up everything you need from mechanical and electrical and fit out works, through to lighting, flooring and furniture. We can provide budget, mid-range and top-end specs to suit your budget and timeframe for your fit out project.

Build
As a principal contractor, we’ll arrange every aspect of your fit out so you only need to worry about when you’re moving in. We will coordinate with third party suppliers and maintain a robust programme to ensure a high quality, on time delivery.

Over the past 20 years, I’ve seen a huge shift in the way projects are briefed. The move towards repurposing, and a higher focus on sustainability to reduce our impact have been some of the most welcome changes. But the fact remains that our priority as construction professionals should be to guide our clients through a well-managed build programme – ensuring compliance and safety and delivering a high quality finish on every project.

COEL is committed to ensuring a safe working environment for employees, subcontractors, clients, and visitors. We are proud to have achieved an ISO 45001:2018 certification in Health and Safety Management and take safety on site extremely seriously. We focus on continuous improvement, with regular health and safety training, ad hoc tool box talks and independent safety inspections across all our sites.
In addition to our ISO 14001:2015 environmental management systems (EMS) certification, we offer ‘recycle and reuse’ services to save our customers on their carbon footprint. Our interior designers work in line with WELL standards, with team members holding SKA accreditations, and working hard to offer EPD products (environmental declarations) and fabrics as part of their workspace designs.
Using a comprehensive bank of advanced construction project management tools and building management systems, our teams harness the power of technology to improve the quality of delivery. From 1breadcrumb, that provides an automated safety and compliance system for our construction sites, through to Procore, which assists our construction teams in managing all phases of our fit out projects, technology helps us to enhance efficiency and manage safety on-site.

A workspace fit out is the process of transforming an empty or shell space into a fully functional working environment. This includes everything from partitioning and flooring to lighting, furniture, and technology integration.
Our fit out and refurbishment work supports clients based in the Cambridge-Oxford Arc including Milton Keynes and Bedford, in addition to Norwich, Northampton and the surrounding counties within the East of England including Essex, Suffolk, Hertfordshire. We also deliver London fit out projects.
A CAT A fit out tends to mean a more basic finish including ceilings, lighting, HVAC, and raised floors. A CAT B fit out is likely to include a fully customised interior with designated zones and meeting spaces, furniture, branding, and IT infrastructure.
Timelines vary based on size and complexity, and whether the project includes the full planning and design phases, but an average fit out takes between 8 to 16 weeks.
Yes, we provide a dedicated project manager who will oversee the entire project. Our full turnkey service offer also means that we can support with planning and design as well as furniture, build and a full relocation service. We can even help with building maintenance after handover if you need us!
We work on refurbishments and repurposing projects as well as purpose-built fit outs. We also have a dedicated maintenance team who can offer reactive services to our clients should a smaller issue arise.
We plan carefully to minimise disruption, making provisions for occupied buildings, offering phased works and out-of-hours construction if required, and providing clear communication to all stakeholders throughout the project.
