Terrington House

We worked with Bidwells, on behalf of Gonville & Caius College (University of Cambridge), to retrofit an entire 22,000 Sq Ft commercial property over four floors, upgrading the energy efficiency of each office suite from EPC D to EPC B. Our fit out team also transformed an empty 3,993 Sq Ft ground floor space into a CAT A, ready for a tenant to make their new home.

Sustainable choices to stay ahead of the curve

With the focus on reducing carbon footprint, the COEL team worked to procure and install a range of energy efficiency solutions to reduce the impact of the building and move their EPC rating from D to B. This included replacing VRF system (HVAC (Heating, Ventilation, and Air Conditioning) system and upgrading to low-energy LED lighting with motion sensors in all communal areas. These measures not only cut energy consumption but also future proof the building against tightening sustainability regulations, ahead of 2030 EPC B legislation. This project was carefully planned to minimise disruption for tenants while delivering high standards of sustainability and supporting our client’s commitment to greener buildings.

Energy-saving through Mechanical and Electrical Infrastructure

Three key investments were made to boost energy efficiency;

  • The air conditioning system was updated, and new LED lighting was introduced
  • Outdated AC units were replaced with modern, energy-efficient systems for better comfort and reduced energy use.
  • Low-energy LED lighting was installed throughout the communal areas to lower consumption and enhance lighting quality.

By integrating modern mechanical and electrical systems, the project delivers long-term operational savings and supports the client’s commitment to greener, smarter workspaces.

From Empty Floor to an Energy-Smart Workspace

Due to the energy efficiency works being completed to such a high standard in the rest of the building, we were invited to continue with other building works which included the fit out of the empty ground floor office to a newly refurbished open plan office space. After a full strip out and fire stopping, this CAT A fit out project incorporated a metal tiled, fully accessible raised floor, which was carpeted throughout and re-decorated. The workspace also now features VRV air cooling system and recessed LG7 lighting with motion sensors, demonstrating our client’s commitment to sustainability.

Futureproofing for tomorrow’s sustainability standards

Inspired by a commitment to reducing operational carbon and supporting our client’s drive for greener buildings, we focused on futureproofing Terrington House to meet, and exceed, upcoming regulatory standards. With new legislation requiring all commercial properties to achieve at least an EPC C rating by 2027 and EPC B by 2030, our upgrades ensured the building moved from EPC D to B well ahead of schedule. This not only reduces the building’s environmental impact but also safeguards its long-term value and compliance for years to come.
