New Year Summary – Project Update

Design and build goings on in the months ahead

Our fit-out teams finished up 2024 on a real high with several design and build projects completed across Cambridge, Norwich and Oxford. 

We now look forward to a busy quarter ahead as our interior design, construction, maintenance and furniture teams continue to work with clients from a range of industries on a mix of office and lab fit-out projects. 

Take a look at some of our project highlights below: 

London, Charlotte Street 

In late autumn we kicked off a 13,500sqft fit-out project in central London, a design and build project that encompasses high-end interior design for a workspace focusing on functionality and employee wellbeing. In the video below, our design, technical services and construction project team talk you through this exciting project which is due to be completed in spring 2025. 

Knowles Logistics, Cambridgeshire 

Following rapid expansion in recent years, warehousing and distribution experts, Knowles Logistics, have now moved into their newly extended head office and warehouse, completing Phase 1 of their office move.  

COEL designed and furnished the new Managing Director’s office, alongside several other self-contained offices, a large training room, meeting rooms and their open plan office. We will continue to work with Knowles, as they work towards Phase 2 – the refurbishment of their boardroom and reception area – which is due to be completed spring 2025.
 

EMBL’s European Bioinformatics Institute, Cambridgeshire 

The European Bioinformatics Institute, based on the Wellcome Genome Campus, is kicking off 2025 in its new home, having recently moved 600+ staff onto the site. The organisation has invested in brand new commercial office furniture, including new workstations, meeting room furniture and a range of collaboration furniture, with a focus on supporting their employees’ wellbeing.  

Ethical recycling has been at the heart of this project, and we are delighted that our furniture team was able to help the team to divert 14,607 kg of furniture from landfill, saving 20,234.26 kg/CO2, reducing the carbon footprint of this office move. 

Cambridge Research Park 

We finished off 2024 completing a fantastic CAT A+ fit-out at 8200 Cambridge Research Park; repurposing an empty office space into an office and laboratory space which is tenant ready. Made up of 5,000 sq ft, this brand-new workspace features an open-plan office with a tea point, two meeting rooms, a large laboratory, a smaller lab and plenty of storage for a life science company to make it their home. Additional Projects keeping us busy… 

• We’re back in Oxford for another office fit-out, taking a simple CAT–A space and turning it into a chic, industrial office for a company growing within the aviation industry. In just six weeks this office will be transformed, having had a full office fit-out with new office furniture, in addition to using our relocation team to move them into their new home. 

• We’re also in Bedford on a 16,000 sq ft office fit-out, and will soon be supporting the same company as they take on a new office in Sheffield. 

• Cambridge lab and office developments also continue to keep our design, fit-out and technical teams busy, as we refurbish and upgrade many existing buildings including a major atrium space on Cambridge Science Park.  

• We’ll also be breaking ground at Burlington Press, Just outside of Cambridge, as part of a major refurbi
• shment project of their industrial units. 

• Our Maintenance team have taken on several more PPM contracts across Cambridgeshire, including a software development company, medical practice and med tech company, whilst continuing to serve clients with building safety regionally. 

• Our Pre-construction teams are also programming several new fit-out projects across East Anglia, starting in the coming months in Norwich, a growing region investing in new office space.
