8200 Cambridge Research Park

JLL (a registered trademark of Jones Lang LaSalle Incorporated) is a leading property consultancy specialising in real estate and investment management. Working on behalf of an international asset management company, JLL tasked us with creating a CAT A+ office and lab workspace from a dated office that was ‘move-in ready’ to attract growing life science companies to invest in the park.

Ensuring energy efficiency when repurposing

Repurposing offices to a mixed office and lab setup is a significant investment, particularly for commercial buildings with an EPC A rating (Energy Performance Certificate). Working on behalf of JLL, our technical design team ensured the new workspace met high environmental standards, incorporating efficient heating and cooling systems with four new heat recovery units in the labs to maximise the use of energy-saving technologies. The ventilation system was redesigned, and new risers and HVAC provisions now futureproof the fit out, allowing the space to be divided for smaller tenancies if needed.

Light and airy adaptable design

Functionality and adaptability were key considerations in designing this CAT A+ workspace. The meeting rooms feature a folding wall, allowing for easy adjustment between larger and smaller meetings, with a pop of green giving a gentle nod to the nature within the Research Park. Banks of desks and write-up spaces were also planned to facilitate focused work outside of the laboratory, offering a necessary break from the clinical environment. Our design team used a neutral colour palette to create a functional yet blank canvas, perfect for tenants to personalise when they move in.

Sustainable furniture and finishes

Given the building’s BREEAM rating of “very good,” our design team aimed to incorporate sustainable furniture and finishes wherever possible. We included a sofa made from 100% recycled cotton and a rug crafted from regenerated nylon yarn, sourced from recovered waste materials like fishing nets and carpet yarn, with Ecobase backing that is 100% recyclable. The coffee table was made from recycled plastics, and the chairs and tables were created from 100% recycled polymer yoghurt pots.

A gentle nod to nature and the balance of energy 

We drew inspiration for this space from the delicate balance of nature and energy. The light and airy feel of the workspace is complemented by a balance of natural tones in the wooden vinyl floor and clean grey carpet, with white desks and pops of green planting to symbolise simplicity. Despite the simple aesthetic, the science behind energy is complex, with environmentally astute technology managing the mechanical and electrical elements hidden behind the beauty and simplicity of the design. ormation.

Labs don’t always need to be white

To complement the black accents throughout the workspace, our design team made the bold and modern choice to use black laboratory furniture. This decision was aimed at providing a sleek, professional appearance while moving away from the traditional white, clinical lab furniture. The goal was to create a lab space that reflected innovative thinking while maintaining a clean look, which is essential in scientific and medical environments.

Refreshing reception for meet and greets

The commercial landlord went all out to enhance the tenant experience, upgrading the reception space to emphasise natural tones. To welcome tenants and clients alike, we introduced acoustic oak slats on the walls and ceilings for a sleek, modern look, which also compressed sound and reduced noise within the open space. A green and neutral colour palette was chosen to complement the lush greenery visible through the floor-to-ceiling windows, while the addition of a new tenant board revitalised the entrance space with clear wayfinding.
